Loan rumah kena reject sebab DSR tinggi walaupun gaji okay. Macam mana baiki?

Gaji RM6k tapi bank reject loan rumah cakap DSR tinggi. Aku ada loan kereta, PTPTN, dan 2 kad kredit. Confused sebab rasa gaji cukup. Macam mana nak baiki DSR supaya loan lulus next time?

DSR (Debt Service Ratio) kira semua komitmen bulanan kau bahagi income. Walaupun gaji RM6k, kalau loan kereta RM800, PTPTN RM150, dan kad kredit (bank kira minimum 5% dari limit walaupun kau tak guna penuh), semua tu tolak kapasiti kau. Cara baiki: (1) Settle atau kurangkan baki kad kredit, dan yang penting turunkan LIMIT kad kalau limit tinggi sebab bank kira based limit. Tutup kad yang tak guna. (2) Kalau boleh, settle sebahagian PTPTN. (3) Elak tambah loan baru 6-12 bulan sebelum apply. (4) Declare income tambahan kalau ada (bonus, sewa, side income) dengan dokumen. (5) Consider joint loan dengan pasangan untuk gabung income. (6) Check CCRIS/CTOS report kau, pastikan tak ada tunggakan atau rekod buruk. Bagi 6 bulan kemas kini, then apply balik. Boleh jumpa mortgage broker, dorang tau bank mana lenient.

Kad kredit tu silent killer DSR bro. Aku ada 3 kad limit tinggi, tak guna pun tapi bank kira komitmen. Aku tutup 2, DSR terus turun, loan lulus. Ramai tak sedar benda ni. Check CCRIS kau kat portal BNM (eCCRIS), free.

Cuba apply beberapa bank, setiap bank DSR threshold beza. Ada yang boleh sampai 70%, ada ketat. Guna broker gadai janji yang tau matchkan profil kau dengan bank sesuai. Aku reject dua bank, lulus bank ketiga. Jangan give up lepas satu reject.
