PR1MA house worth buying or better buy from developer?

Household income around RM8k, thinking of applying PR1MA because cheaper. But heard the location usually far and got 10 year moratorium cannot sell. Anyone staying in PR1MA, is it worth or better save more and buy normal condo?

I stay in a PR1MA in Selangor going 3 years now, sharing honest experience. Pros: I bought at below market price, and monthly instalment cheaper than renting a similar unit. For a first home with our income, we could not have afforded the same size in a private condo. Cons: yes the moratorium (10 years cannot sell) is real, so treat it as a home to live in, not investment to flip. Location was ok for us but some PR1MA projects genuinely ulu, check the specific project. Also management/maintenance quality varies a lot by project, visit and talk to existing residents before commit. For own stay and first home, worth it. For quick capital gain, forget it. Do the ballot early because demand high.

One thing people forget, get your loan pre-approved before you get too excited. Even at PR1MA prices, if your DSR (debt service ratio) is high because of car loan and PTPTN, bank might reject or offer lower margin. Sort your credit health first. Nothing worse than winning the ballot then bank say cannot.

Visit the actual project site during weekday evening AND weekend before you decide. Photos and showroom lie. Check the traffic to your workplace during peak hour, the nearby amenities (pasar, klinik, sekolah), and phone signal inside the unit. I almost bought one that looked great online but the daily jam to KL would have killed me. Location location location, even for PR1MA.

With RM8k household income you might be near the upper eligibility limit, double check the criteria first, it changes. Also the moratorium means your money is locked into that property for a decade. If your job might relocate you or family will grow fast, that inflexibility is a real cost. We chose to rent a bit longer, save aggressively, and bought a subsale condo nearer to LRT instead. No regrets, resale liquidity gives peace of mind.
