PR1MA house worth applying or better buy from developer?

Household income around RM7k, thinking of applying PR1MA in Rawang area. Heard got 10 year moratorium cannot sell, and location a bit ulu. Anyone staying in PR1MA can share real experience?

Staying in PR1MA Cyberjaya area for 3 years already. The price memang cheaper than market, thats the main plus. But be realistic ah - the 10 year moratorium means you cannot flip for profit, treat it as your home to STAY not investment. Facilities okay lah, maintenance so-so, depends on your JMB. Location usually further out because thats where cheap land is. If you dont mind driving and want affordable own house, worth it. If you want capital appreciation quick, PR1MA not for you. Apply online, ballot system, so may not even get the unit you want.

Household RM7k you also can look at Rumah Selangorku or RUMAWIP if you in KL, sometimes better location. Compare all schemes before commit. PR1MA loan can be tricky also - some people kena reject by bank even after balloting success because DSR too high. Get your loan pre-approved mindset ready.

Ulu now doesnt mean ulu forever. My friend bought PR1MA in an area everyone said jauh, now got MRT feeder and Aeon nearby, value naik. Do your homework on future infra plans (MRT3, highways). Location that will develop is the smart pick.
